Solutions · Lien waiver software

Lien waiver software: every vendor’s waiver in before they’re cleared to be paid.

You set the waivers each job needs. Vendors sign them in the app on the state’s form or your own, the pay app waits until the right waiver is in, and your AI agent checks every one against the pay app.

Lien waiver software, also called lien waiver management software, collects the right lien waiver (or lien release) from every vendor for every payment, checks it and keeps the record. In Contracts Connected you set what each job collects and when, vendors sign each waiver in the app on the state’s statutory form where there is one or your own template where there isn’t, and a pay app shows held until its waiver is in. Your AI agent reads each waiver against the pay app, and preliminary notices and lien deadlines are tracked by state.

How it works

The right waiver for every pay app. In before it’s cleared to be paid.

01Your setup

You set what each job collects.

Conditional or unconditional, progress or final, with each pay app or at closeout. Every account sets up the waivers it wants, on its own schedule.

02Signed in the app

The state’s own form, signed in the app.

Each waiver fills out on the state’s statutory form where there is one, or your own template where there isn’t. The vendor signs it on their link, and the pay app shows held until it’s in.

03Done for you · The AI agent

Every waiver checked against the pay app.

Your AI agent reads each waiver for who signed, the job, the amount, the through date and whether it’s conditional or unconditional. When something’s off, it drafts the note to the vendor.

Without the AIYour team checks each waiver against the pay app, and the Monday and Wednesday reminders chase the fix.

ThenNotices and deadlines

Notices and lien deadlines, by state.

Preliminary notices and lien filing deadlines are tracked for the state each job is in.

Do it yourself · No AI

Your team runs it.

Your waiver setup, the state forms, signing in the app, the held pay apps and the deadlines all work without the AI. No AI model touches your documents.

Done with you · The company brain

Ask about any job.

Ask the company brain what a vendor sent and when, and it opens the document with the exact words highlighted.

Done for you · The AI agent

Your AI agent checks every waiver.

From its own email address and phone number it asks for each waiver, reads it against the pay app, drafts the fix and files it. Human in the loop or Auto mode.

Questions people ask about lien waiver software

The ones that come up on demos, and how we answer them.

What is lien waiver software?
Software that collects the right lien waiver from every vendor for every payment, checks it and keeps the record. In Contracts Connected you set what each job collects and when, vendors sign each waiver in the app on the state’s form where there is one or your own template where there isn’t, and a pay app shows held until its waiver is in.
What are the four types of lien waivers?
Conditional progress, unconditional progress, conditional final and unconditional final. A conditional waiver takes effect only once the payment actually goes through, and an unconditional one takes effect when it’s signed. A progress waiver covers the work through a stated date, and a final waiver releases everything the signer furnished on the job.
Who supplies a lien waiver, the general contractor or the subcontractor?
The one getting paid signs it. A subcontractor or supplier gives its waiver to whoever pays it, usually the general contractor, who passes the waivers up to the owner or lender. In Contracts Connected your account sets which waivers vendors owe, and each vendor signs them in the app.
When should a lien waiver be signed?
A conditional waiver goes in with the pay app, before the money arrives. An unconditional waiver should be signed only after the payment is received, because it takes effect when it’s signed.
Can lien waivers be signed electronically?
Yes. Federal and state e-signature laws cover lien waivers, though Mississippi and Wyoming also require a notary. In Contracts Connected the vendor signs each waiver in the app, and every signature is logged with who signed and when.
Do lien waivers have to be notarized?
Usually not. Mississippi and Wyoming require it, and Texas dropped its requirement for contracts signed from 2022 on. Owners and lenders often ask for it anyway. Check your state in lien waiver requirements by state.
Can lien waiver software hold a pay app until the waiver is signed?
Contracts Connected does. A pay app shows held until its waiver is in, and the vendor shows as cleared to be paid once it is.
Does lien waiver software integrate with accounting and project management software?
Contracts Connected does. We integrate with the systems you already run, from project management to accounting and ERP, whether that’s Procore, Sage, Deltek Costpoint or something else. Each integration is worked out with you, case by case, and built and improved as you need it.
Do subcontractors need an account to sign lien waivers?
In Contracts Connected, yes: vendors set up a free account from the link in their email, and they never pay to register, upload or sign.
What are common lien waiver mistakes?
Last month’s waiver with the wrong through date or amount, a “final” waiver that’s really conditional, and an unconditional waiver signed before the money arrived. On Done for you, your AI agent reads each waiver against the pay app and flags the first two.
Is a lien waiver the same as a lien release?
Mostly. Both names are used for the document where a vendor gives up its lien rights for the work a payment covers. A lien release can also mean removing a lien that has already been filed.
How much does lien waiver software cost?
Contracts Connected starts at $416 a month on Foundation, which covers collecting vendor documents with reminders, review and filing, and vendors never pay. Core and Max are priced on a call. The AI is optional: your AI agent, which checks every waiver, comes with Done for you, priced on a call plus credits. See plans and pricing.
